Franklin, MA – March 1, 2020 – SVN® | Parsons Commercial Group | Boston announced the completion of several leases at 750 Union Street in Franklin, MA, bringing it to 100% occupancy for the nearly 30,000 +/- square foot building that was once Boston Sports Club.

Commercial Real Estate Advisors, Marilyn Santiago, Matt Quinlan and Alex Berger were hired to lease the building during its repositioning from an athletic sports center to a medical office building.

“We knew we had a challenge ahead of us because of the fact there was a pool in the middle of the building, and a third of the building was below grade when the new owner hired us,” commented Santiago. “Leasing lower level spaces with no windows is always a challenge, ” she added.

“Ownership certainly had a vision when they purchased the property and wanted to create medical spaces,” added Quinlan. “We were up for the challenge,” noted the team.

The leasing team worked simultaneously with the architects and contractors throughout the process to make the process seamless for any new tenant. The first tenant, Milford-Franklin Eye Center took almost 8,000 square feet on the lower level, which was formerly a portion of the pool and the locker rooms for the gym. They built a state-of-the-art eye care center and having no windows in the exam rooms was preferable.

The next tenant to join the building was Horace Mann Educational Associates, or HMEA. HMEA provides innovative services for people with developmental and intellectual disabilities. They needed several unique specs to their space including an outdoor recreation area, which 750 Union already had. They leased almost 18,000 SF and took the entire top floor of the building.

The last space left was formerly the sauna room on the lower level. This proved to be advantageous because of the heavy power which was used for a generator. Comprehensive Pain Management, a medical center specializing in pain management, leased the last remaining 4,000 square feet for one of their satellite offices.

I am glad we were able to bring the building to 100% occupancy and add value for the new ownership.  “It was great to see the project through from start to finish,” said Marilyn Santiago.
